Regardless of your project’s scale, whether it’s an extension or modification to an existing dwelling or starting from scratch, we must follow a process to adhere with Planning and Building Regulations.

The Process

We will start with a conversation to talk through what you want to accomplish from the project.  We will follow this up with a site visit and can then provide you with advice and a free no-obligation quotation.

The Planning Application

Once we have had an initial meeting and established a broader picture of what you wish to achieve, we will conduct a thorough site / building survey. This survey will allow us to create initial concept plans and elevations of your project. We will revise these plans together until they are to your satisfaction, before submitting an application to your local Planning Authority for approval.

This part of the process will take roughly 8 – 12 weeks and will require a Council fee as well as an Architectural fee; both subject to the size and nature of the work involved. On New Builds and Commercial projects the level of info requested by council may vary.

Over 95% of our Planning Applications receive an approval and that is something we pride ourselves on; generally we do not take on work that has less than a 70% chance of being approved.

Building Control Application

Once the local authority has approved the Concept scheme, we will prepare to submit more detailed plans to The Building Control Authority.

Building Regulation plans are much more detailed so as to instruct the builder and Building Control of our intentions with regard to how the building will not only be designed but how it will comply with current Building Regulations.

The Building Control application is accompanied by a council fee and an architectural fee; in some cases a structural engineer fee may be required if Building Control request additional calculations for structure / steel. (On New Builds and Commercial projects the level of info requested by council may vary)

Once the plans have a stamp of approval from Building Control, your builder will start work on the project. We will continue to work with you and your builder to provide advice and any clarification, until the project is completed.

Barry Cullen Architecture are also affiliated with many good Builders and Constructions firms. We will be happy to obtain quotes for your Building works also should you wish to do so from these respective outlets.
